Project Background and Conditions:
    Anji County at the central area of the Yangtze River Delta is the source of Huangpu River in Shanghai and it is also the famous bamboo town of China. The world second largest and the largest in Asia pumped storage power plant of Tianhuangping, the bamboo botanical garden which is the biggest and most complete in the bamboo species in the like of the world and the location for photography of the Oscar awarded movie Crouched Tiger and Hidden Dragon are some of hot spots for tourists. Its easy access, beautiful landscape and rich tourist resources have lured numerous visitors, particularly the tourists from Shanghai. Anji welcomed 2.6 million tourists in the last single year. But nowadays there is only one four star hotel in county and no any five star hotel in the county yet.
Project Progress: There has been a hotel construction that has not been completed in the central location of the county town, covering a land of 45.5 mu. And at this time about 70,000 m2 construction area has been completed and its total construction area of the project is about 20,000 m2. Because the previous developer was unable to continue the project construction and the unfinished hotel has been acquired by the government now.
Plan of Implementation: The hotel will have 570 suites of guest rooms, the dining hall with 2,000 seats and 100 KTV boxes, and also conference rooms, tea house and fitness center. The realized investment for this project has been achieved RMB 130 million which does not include land purchasing, and the estimated price for this unfinished project is RMB 240 million (The costs for land are calculated at RMB 2 million per mu.) The transfer price for the unfinished project is set at RMB 125 million.
Financial Evaluation: The feasibility study report is available upon request. The financial evaluation has been done in the feasibility study.
Co-operation Form: Foreign Wholly Owned
Collaboration to Be Sought from Foreign Partner: The grantee after it receives the all unfinished project may continue to use it as a hotel, or change it into a commercial center, shopping mall and other purpose projects.
Preferential Conditions Contributed by Chinese Partner: The project will enjoy all of the preferential policy for the foreign invested ventures stipulated by the local government.
